What a freehold townhome actually is

A freehold townhome shares walls with its neighbours like any townhome, but there's no condo corporation. You own your unit and the land it sits on, on its own title.

No condo board and no monthly condo fee. In exchange, you look after your own roof, exterior, yard and snow, and you insure the whole unit yourself. Some newer communities charge a modest annual homeowners association fee for things like parks and entry features, so ask about that too.

What to check on new townhomes with no condo fees

The list price is only part of it. These four change what you actually pay and live with.

Check the title

Make sure it's freehold, not a bare land or conventional condo. The builder's paperwork and the title will say. If there's a condo plan, there's a condo fee.

Ask about HOA fees

No condo fee doesn't always mean no fees. Some communities charge an annual homeowners association fee. It's usually small, but know it before you sign.

Budget for upkeep

You own the roof, siding, windows and yard. Nothing needs doing on a new home for years, but set a little aside each month so you're ready when it does.

Know the party wall

You share walls with neighbours. Ask how the builder handles sound between units, and read any shared-wall or easement agreements on title.

What's the difference between a freehold townhome and a condo townhome?

With a freehold townhome you own the unit and the land on its own title, and you take care of your own exterior, roof, yard and snow. With a condo townhome, a condo corporation owns and maintains the shared parts, and you pay a monthly condo fee for it.

Do freehold townhomes have any fees at all?

No condo fee, but some communities charge an annual homeowners association fee for shared amenities like parks, pathways or entry features. It's usually a modest yearly amount. You also pay your own property tax, utilities and home insurance, same as a detached home.

Who fixes the roof on a freehold townhome?

You do. There's no condo reserve fund, so you're responsible for your own roof, siding and windows. On a brand new home these are covered by the Alberta new home warranty for the first years: 5 years on the building envelope and 10 years on the structure.

Can first-time buyers get the GST back on a new freehold townhome?

Often, yes. GST is 5% on a brand new home. Eligible first-time buyers can get up to $50,000 of it back on a new home priced up to $1 million, with a partial rebate up to $1.5 million. There are rules on who qualifies, so ask us before you sign.

Is a freehold townhome cheaper than a condo each month?

It can be. A condo might have a lower list price, but a monthly condo fee on top of the mortgage can add up to more than the payment difference. Compare the full monthly cost, not just the price.
