The basics
A move-in ready condo is built and can close in weeks. A presale condo is bought off plans, with deposits paid over time and possession anywhere from months to a few years out. Presale can lock in today's price, but you're waiting and your mortgage approval has to hold up at the end.
Either way, the price is only part of it. Condo fees, parking, storage and GST change what you actually pay each month, and they vary a lot from building to building.

Before you sign
The list price is only part of it. These four change what you actually pay and live with.
Is the stall titled, assigned or extra? Is there a storage unit? In the inner city, parking can be a separate purchase.
Compare fees per square foot across buildings, and ask what they cover. Heat, water and amenities like a gym or concierge all change the number.
Presales usually take deposits in stages. Know the schedule, when it's due and how the deposits are protected.
In Alberta you generally get a review period after receiving the developer's condo documents to cancel if something doesn't sit right. We go through them with you.

Move-in ready is the safer bet if you need to move soon or want to see exactly what you're buying. Presale can get you a better choice of unit and today's price, but you wait longer and pay deposits along the way. It comes down to your timing.
It varies by developer. Presales often take deposits in stages over the build, and move-in ready condos usually need a standard deposit on an accepted offer. Ask for the schedule in writing before you sign.
In Alberta, buyers of a new condo from a developer generally get a set window to review the condo documents and cancel. The timing and rules matter, so have your REALTOR® or lawyer go through them with you.

Often, yes. GST is 5% on a brand new condo. Eligible first-time buyers can get up to $50,000 of it back on a new home priced up to $1 million, with a partial rebate up to $1.5 million. Ask us if you qualify.
Your unit gets at least 1 year on labour and materials, 2 years on delivery and distribution systems, 5 years on the building envelope and 10 years on the structure. The building's common property carries warranty coverage too.
