The basics
A front garage home has an attached garage off the street. A laned home has a back lane with a rear parking pad, and the garage is often an extra you pay for or build later. Laned homes usually cost less for a similar size.
Then it's the lot. Walkout, pie, corner and green space lots carry premiums, and move-in ready inventory is priced differently than a home you build from scratch. We lay all of that out before you pick.

Before you sign
The list price is only part of it. These four change what you actually pay and live with.
Walkout, pie, corner and green space lots all cost more. Ask for the lot premium separately so you can compare it across builders.
Show homes are loaded with upgrades. Get the list of what's actually included at the base price, and price your must-haves before you sign.
On laned homes the garage often isn't included. On front garage homes, check whether the driveway and landscaping are finished or left for you.
Move-in ready closes fast. A to-be-built home can take 8 to 12 months or more, with deposits along the way. Match it to your lease or sale.

Pricing, incentives, lot premiums and upgrade costs side by side, so you know which deal is actually the better one.

On most new builds our fee is paid by the builder, not you. Bring us on your first visit so it counts.

It varies by builder and season, but a to-be-built detached home often takes around 8 to 12 months or more from signing to possession. Move-in ready and quick possession homes can close in weeks.
A laned home has a back lane behind it. Instead of an attached front garage, it has a rear parking pad or a detached garage off the lane. The garage is often an upgrade or something you build later, which is why laned homes usually cost less.
It's the extra you pay for a better lot: a walkout basement, a pie-shaped backyard, a corner, or backing onto a park or pond. It's added on top of the home price, so ask for it separately.
Sometimes on price, more often on upgrades, closing costs, appliances or possession date. Move-in ready inventory usually has the most room, because the builder is carrying it.
Often, yes. GST is 5% on a brand new home. Eligible first-time buyers can get up to $50,000 of it back on a new home priced up to $1 million, with a partial rebate up to $1.5 million. Ask us if you qualify.
The show home sales rep works for the builder. Your own REALTOR® works for you, and on most new builds the builder pays their fee. Many builders need your agent registered on your first visit, so bring us from the start.
