The basics
These are townhomes in a condo complex. You own your unit, and the condo corporation owns and looks after the shared parts: roofs, siding, landscaping, snow removal and building insurance, plus a reserve fund for big repairs down the road.
That's the trade. A monthly fee in exchange for not shovelling, mowing or saving up for a new roof. If you'd rather skip the fee and do it yourself, look at townhomes with no condo fees instead.

Before you sign
The list price is only part of it. These four change what you actually pay and live with.
On a new complex the first-year condo budget is set by the developer. Fees can change once owners take over and a reserve fund study is done. Ask how the fee was set.
Every complex is different. Check who pays for windows, doors, decks and driveways, and what the building insurance covers versus your own policy.
Pets, rentals, parking and even barbecues can be restricted. Read the bylaws before you sign, not after.
In Alberta you generally get a review period after receiving the developer's condo documents to cancel if something doesn't sit right. We go through them with you.

Yes. The first budget is set by the developer before anyone lives there. Once owners take over and a reserve fund study is done, fees can be adjusted. That's normal, but it's worth knowing going in.
A condo townhome has a condo corporation and a monthly fee that covers the shared upkeep. A freehold townhome has no condo corporation and no monthly fee, but you look after your own exterior, yard and snow.
Often, yes. GST is 5% on a brand new home. Eligible first-time buyers can get up to $50,000 of it back on a new home priced up to $1 million, with a partial rebate up to $1.5 million. Ask us if you qualify.
Your unit gets at least 1 year on labour and materials, 2 years on delivery and distribution systems, 5 years on the building envelope and 10 years on the structure. The condo's common property carries warranty coverage too.
