Why buyers pick a semi-detached

A semi-detached home, or duplex side, shares one wall with the home next door. Everything else is yours: your own yard, your own entry and, on most new builds, your own title with no condo fee.

It's the usual step between a townhome and a detached home. You get the yard and the parking without the detached price, and you only have one neighbour on the other side of the wall.

What to check on new semi-detached homes

The list price is only part of it. These four change what you actually pay and live with.

Check the title

Most new semis sit on their own freehold title with no condo fee. A few are set up as a condo. The title and the builder's paperwork will tell you which.

Ask about the garage

Some semis have a front attached garage, others are laned with a rear parking pad and no garage built. A garage can be a paid add-on, so ask what's included.

Look at the lot

Pie lots, walkout lots and lots backing onto green space often carry a premium. Know what you're paying for the lot versus the house.

Know the shared wall

You share one wall. Ask how it's built for sound, and read any party wall or easement agreements on title.

New semi-detached homes: straight answers

Do new semi-detached homes in Calgary have condo fees?

Most don't. The majority of new semis are freehold, on their own title, with no condo corporation and no monthly condo fee. A few are built as bare land or conventional condos with a fee, so always check the title.

Is a semi-detached home cheaper than a detached home?

Usually, yes. You share one wall and a narrower lot, which brings the price down compared to a detached home in the same community, while still getting your own yard and parking.

Do new semi-detached homes come with a garage?

It depends on the model. Front-drive semis usually have an attached single garage. Laned semis often come with a rear parking pad, and a detached garage may be an upgrade or something you build later.

Can I build a basement suite in a new semi-detached home?

Some builders offer a legal secondary suite package with a side entrance on certain models and lots. It has to meet the city's rules and the zoning for that lot, so ask before you buy if a suite is part of your plan.

Can first-time buyers get the GST back on a new semi-detached home?

Often, yes. GST is 5% on a brand new home. Eligible first-time buyers can get up to $50,000 of it back on a new home priced up to $1 million, with a partial rebate up to $1.5 million. Ask us if you qualify.

What does the Alberta new home warranty cover?

Every new home in Alberta comes with a warranty of at least 1 year on labour and materials, 2 years on delivery and distribution systems like plumbing, electrical and heating, 5 years on the building envelope and 10 years on the structure.
